  • The value of a mobile home is based on several different factors. The most important ones include the condition of the mobile home, the square footage of the inside of the mobile home, and if it has any special features such as a kitchen, jacuzzi, or bedroom suite. If a mobile home is sold with a piece of land, the land is also part of the mobile home's value.

    Mobile Home Value Levels

Mobile home value has four different levels depending on the home's condition: excellent, good, fair, and finally poor . Excellent mobile homes are in "like-new" condition. Good mobile homes may have some visible scuffs or dents, but other than that they are in perfect condition. Fair is already a bad sign; fair condition may mean that the mobile home has some issues with the engine or transmission along with some more serious dents and/or dirty interior. Poor-condition mobile homes are usually bad in every way; the only reason somebody would buy a poor-condition mobile home would be if they couldn't afford anything better or wanted to renovate it.

    Comparison With Other Mobile Homes

If you want a good estimate of the value of a mobile home, you must look at the prices of mobile homes that are similar to yours. There are many places you can look for mobile homes on the Internet: eBay motors, homegain.com, mhvillage.com, and craigslist are some of the few sites that list deals on mobile homes. If you are selling a mobile home with a piece of land, be sure to take the location and land of other mobile homes into account when appraising your own.

    Size and Features

The greater the mobile home's square footage, the more expensive it is. However, that does not mean bigger mobile homes are always more expensive; they are harder to sell, and many sellers are selling large mobile homes just to get rid of them, sometimes going under the mobile home's normal value. The features of the mobile home determine its function, which inherently dictates price. A mobile home that is built for long-distance travel will sell for more than a mobile home that was made for stationary living, given that they all share equal features such as bathrooms, kitchens, and bedrooms.
