I don't know the laws in OK but in AR they can refuse a payment if it's not the amount they want. Used to be you could pay them what they want but now if they want $1000 a month and you pay less than that they can refuse it. I do think you will have a case if you have to go to court. It will look bad on them for not accepting it but here they expect you to have the bill paid in 6 months even if you become homeless doing it. GL

Yes they can do it, and they choose to do it for a very good reason. Namely, you can waive the terms of a contract by actions not in conformance with the contract. For example, suppose you have a lease that says payments are due by the 3rd of each month or a $20 late fee will apply. Also suppose that every month you pay on the 5th of the month, but the complex never charges you the late fee. Now suppose that this month, after paying on the 5th like you always do, the landlord charges you a late fee. You refuse to pay and are sued. Who will win? Well, the contract is clear, you owe a late fee if you do not pay by the 3rd. However, you will win this case because the landlord waived the requirement of payment by the 3rd by his conduct.
