  • "At the lowest possible cost"...go online, print out a general warranty deed, convey subject to the mortgage, (wrap around), file the deed. Viola! The property is now his and it only cost you $20 or so to file. He can make payments to your old lender. It won't get any cheaper than this!

  • Go to a bank or mortgage lender and ask for a loan. Fill out the paperwork. You will more than likely have to go to a Title Company and open an escrow account. Since there is not a realator involved, the cost won't be as bad, but there are still set costs: title insurance, lender fees, etc. Your brother can have these included in the loan if he's 'cash' poor.
