Help answer this question below.
I hate to say this, but good luck. I applied for a 10,000 home equity line of credit and am having to jump through hoops and then some.
At first I thought it would be easy as I have a huge amount of equity. I owe about 70,000 on a house worth about 550-600K, and yes I did take into account the drastic drop in prices. I am 19, I have fico scores ranging from 698-705 which is very good, reserves, etc. I thought all the documentation was due to my age, but they are just being overly careful now.
I thought about when I applied for the loan I have now, which I never thought I would be approved for without a job. That was in April 07, they didnt ask for a thing, in fact I never met the loan officer. Things have literally turned around today.
Do call your lender and explain yourself, make sure you speak to someone in the REO department (Real Estate Owned) aka foreclosure or Short Sale department. More than likely the "specialist" answering the phone is not aware how all this goes down and may just turn you away, so you need the correct department.
If that don't work, do what I do, and call again, repeat until you have the results you want, lol, believe me persistence pays off...Good luck.
Welcome to foreclosure, please take a number and we will get right back to you.
Isn't borrowing money what created this mess in the first place?
"I have a headache."
"Here, use this hammer!"
Just doesn't seem like a solution.
First, get on the phone and call all your relatives, even the ones who have no money, and the ones who don't like you very much. Tell them how desperate you are. You should be able to raise about $1,000 that way.
Then, on Monday, contact your lender and tell them that you have some relatives coming to your rescue and you need an extension, while they get it to you. You do not need to name a specific amount.
Now talk to the lender and discuss how you will make the payments on the house, and how much you can pay every week/biweekly/monthly, and ask they to make it happen. Be firm, upbeat and positive.
Don't deceive yourself into thinking you can borrow this large amount of money from anyone in such a short time. It takes at least three weeks for a loan to go through. You should be prepared to present a list of your assets and how much they are worth.
If you only have 48 hours, to me, it means you haven't been paying attention to your finances. There is a way to work with the business world and you have to know how to do it. If not you will end up in the situation you are in now. You will end up losing your home.
God, I wish I could help, but I just don't have that kind of money. I'll pray that help will come to you.
