Discuss it with your lawyer and your landlord. There might be some way you can work it out. The landlord might lower the rent for just one person. There might be a two bedroom in the same complex that needs a roommate.

First things first, what does your lease say? Are you a month to month renter, or is it a set term lease? What is the notice period for moving out? Once you are sure of your terms, talk to your landlord. Explain the situation and that you may have to break the lease. He may be willing to let you sublet, or if he can find another tennant he may just let you out of your lease.
