I suspect that the difference is that a guest may be staying overnight, or a few days, whereas a visitor has just dropped over for a drink.

I think a guest is someone who has been invited. A visitor may or may not have been invited.

A guest was invited and his or her arrival was planned, while a visitor arrived without notification, but both were welcomed. Otherwise it's an intruder or ''meeting''. XD

The contract should define these terms. Otherwise, the definition provide by others is accurate. However, based on the facts, it appears that security guard defines guest as someone who is present with you, and visitor is someone present with your consent (but not physically with you).

Guests are someone who will be sharing your residence for a period of time (days or longer). Visitors are someone who just visits for the day.

I would assume that a "Guest" is present as a result of a specific "invitation" A "visitor" can arrive at any time, without invitation.
