  • Find out what it is worth to the average purchaser, and offer to sell it for considerably less. The lower your asking price, the faster you'll sell it. Of course, if you want a higher price it'll take longer... but that's not the way you asked the question.
  • price your home 1-2% below market value. It will make it more attractive to buyers. In most cases you will get multiple offers thus getting about 1-2% above the fair market value.
  • As a Michigan Realtor in a down market, the buyers have allot to look at. Best way to sell your home is first make sure it stands out above all the others, make it shine like a new car. Fix all things that you have been putting off. A buyer will discount your home 2-5 times the value of any repair needed. If it cost $4,000 for a roof they will want to take off $10,000 off your price. Clean out all the junk, get a dumpster if needed. And if you just can not part with it rent a storgage locker. Clear off the walls if they are loaded with family photos, if you have a basement or crawl space make sure it is DRY as a bone. Get the cat or dog out of the house, oders will kill any sale at the opening of the front dooor. Buyer will stop dead in their tracks and turn around and leave, with out even viewing the home. Be tough on yourself, look at the home from the buyers eyes, get it clean and fresh smelling. Paint any rooms of color, get the walls fresh and clean, and NO COLORS. Worn out carpet replace it, so it cost you $3000, it will cost you $10,000 on your sale price! NOw make sure your priced for your area, worn out things don't increase value, it keeps your value at the level it should be. Is a car worth more because it has new tires, NO it keeps it market value, but if the tires are bald the deal will knock off $1000 off your trade in, so buy those $250. tires. Then forget about any refi appraisals you ever had, they are not market value. Ever buy a car and the bank loans you enough to pay off your old car plus buy a new one, same thing.
