How can I make sure my real estate in Cyprus goes to my gay partner of 10 years in the event of my death, even though it was passed down to me by my parents, and making sure that neither my parents nor my sister would be able to break my will?

    you are not at this time covered by EC law as cyprus is not part of the EC neither the greek (ironic or what) or turkish state regognise gay partnerships, though if you are resident in the u.k. then your will would be probated in the u.k. and subject to EC law, your parents/sister would have to challenge the estate here, a suggestion is that you make your partner a tenant in law of the cypriot property on the deeds , thus it automaticaly would become his at your death (same as a spouse)if you do not have a civil partnership maybe you should consider it so that he has total legal protection, but if not , under european law you may will your property to who you like as long as you are LEGALY mentaly competent. probably by the time you die cyprus will be part of the EC thus giving you legal protection relating to gay relationships. If your parents gave you the property outright (i.e. put your name on the deeds and gave you the deeds)then they would be unable to challenge your wishes, if you are not the deedholder then in law the property is still your parentsand you /partner would have no legal claim.I suggest you find a good cypriot lawyer in the u.k. (turkish or greek depending)to advise you as to your options, but if you are resident in the u.k. your parents/sister would have to challenge here first , an expensive and usualy wasted effort.

    You may well be covered by EU laws in this regard, so again get advice and check that out too. There is very little chance however that anyone can successfuly contest your will. It is up to you who you leave your estate to.
