Definitely, the primary home improvement projects to increase home resale value are kitchens and bathrooms - and they are the most expensive. After that, I would have to say, an attractive landscape design.
For kitchens, upgrade/new cabinets, as much counter workspace as possible - in new tile or granite, new sink. These days you also want to open this room up as much as possible to the rooms around it, such as a family room or dining room.
For bathrooms - see-through shower stalls, jacuzzi tub, new fixtures, significant counter space with two sinks, large windows or sky light/solatube.
The number one home improvement to increase the value of your house is new siding. Number 3 was a new roof.
Kitchens, bathrooms and new paint jobs quickly lose most of their benefit if they are done a while before selling.
I think the batter idea first of all,Increase the Square Footage,,Enhance the Curb Appeal,Update Bathrooms,Update the Kitchen,Increase Storage Space,Add a Garage,Replace the Roof and Other Major Components,Paint and Redecorate the Interior,Add Outdoor Living Space,Replace Siding and/or Windows.

I agree...best rate of investment return are any sunk expenses in the kitchen, bathrooms, and room additions. But if the houses aren't moving in your area save your dollars. No one is making any profit at that point. Wait it out until it gets better unless you just want to upgrade for your own use.
