  • It's legal to put additional requirements into a lease or rental contract. An apartment complex can legally require all tenants to wear pink fluffy bunny slippers. For a variety of reasons a policy like that will be almost impossible to enforce. It sounds to me as though the property owner is trying to offload some insurance liability onto the tenants in order to reduce the size of his or her own premiums while still being covered for damages in case a tenant, say, leaves a candle burning and starts a fire. It looks good on paper from a landlord's perspective and there's nothing inherently illegal about it, but I don't think it'll fly well in practice.
  • It all depends as to what is in your LEASE that both parties sign and agree to ... The reason that Apartment Complexes and MANY Landlords require tenants to have RENTER'S INSURANCE is to avoid a lawsuit in the event of a fire , water damage etc ... as so many tenants are getting "Sue Happy" thesedays ... For the most part ; the Renter's Insurance is not really that much for the peace of mind it gives you ...
