Help answer this question below.
After being served with a Writ of Eviction, you have thirty days to vacate the property.
Read the fine print of your lease and of the Eviction Notice.
Your answer is somewhere between those two documents.
Depending upon the laws where you live...it gets even better or worse depending on if you are the Landlord or the Tenant...
A landlord must give a 24 hour notice before entering a property or sending a repairperson over to enter a property for repairs.
However....if the landlord (lets say) wants to SELL the property and would like to SHOW the property...the Tenant is NOT obligated to cooperate as fully...
Food for thought...evidently things between you have soured...you were late or didn't pay rent or the landlord is a total prick...one or the other, or both!
At this point you have a three day or quit (three day notice to vacate) in CA...this means I can bring the Marshall over with me to break into the abode, if you've changed the locks and neglected to give me a key...I can then have several large and burly guys begin moving your personal property OUT of my house.
If YOU created this problem, due to not paying your rent...why make it worse on yourself (when you appear before the Judge?) and on the Landlord. On the other hand...you could choose to let him show it...in REALLY SLOPPY condition not too appealing...and then leave it spotless when you move out....TAKE PHOTOS OF IT BEFORE YOU LEAVE...BOTH STEPPING BACK SHOTS AND CLOSE UPS.
No, you don't have to let him show the house "whenever he wants". Until you are legally evicted (by a judge in a court of law), you are still the tenant and the landlord has to give you at least 24 hours notice before he enters the property for any reason (other than an emergency). If there are certain days/times that you'll allow him to show the property to prospective tenants, let him know. Otherwise, he'll have to wait until you've vacated the property.
