Hire someone to do a structural report including wood infestation, damage assessment. know what problems the structure is having and how much it will cost to repair before you make an offer. It might turn out the seller will be forced to effect repairs, or perhaps give an allowance on the asking price to account for it. Either way, it's better than finding out after the smoke clears from your wonderful purchase and discover termites, water leaks and unexpected damage.

I have to ask realtors to move out of the way a lot. They try to hide or obscure anything that will cost their client money, I have taken to video taping my inspections lately to document this. If you are selling, get the inspection, that way you'll know what needs to be fixed, these things are costly and most realtors don't give a rats anus how much money you end up losing in the end as long as it doesn't change their commission, the whole bunch of them are crooks, I used to think they were stupid, but they do this every day and have it down to a fine science.
