  • Sure. If you want to have a big fat lawsuit on your hands over improper use of landlord-tenant rights. =)
  • Actually, I think you can... you need to check your local statutes about leases on property that you purchase. If the lease is "month to month" you certainly can - you give your tenant notice and out they go... same as if they left you.
  • No. You have to honor the lease the tenant had with the previous landlord. Even if it's a month to month lease, you cannot evict a tenant simply because you wish to occupy their residence. You must have a good, legal reason to evict a tenant (ie: nonpayment of rent, etc.). Even having a good reason to evict a tenant doesn't mean you are going to be successful with your eviction, since the final decision lies with a judge in a court of law.
  • I doubt it, you will need to honour the contract as it stands when you purchased it. However check the contract, it normally has a clause in it saying that given x number of months notice the contract can be canceled at any time.
