I don't know the San Diego or California laws, but this is most likely illegal. If there is a written lease, he cannot break it without good (as in illegal activities or non-payment) reason, and certainly not in 3 days just for an argument.

Never heard of a 3-day noice of eviction. sounds like a scare tactic. most laws, in the united states, require a 30-day evicton notice. if the verbal spat cannot be resolved and the landlord is determined to continue with the evictions, you are going to need a civil attorney.

Every state, i am familiar with, has a 30 day eviction notice, not 3 days. read your lease. sounds like the landlord is bluffing you. in any event, if this is in the lease, sounds like a refund is in order. read your lease, then seek an attorney.
