  • Go to the courthouse & have it leagally written up & filed then have a officer deliver it to them. I don't know how the laws are in Tenn. but in most states I think they have to give a 30 day notice depending on the contract(if there was one) when they moved in.
  • Yup, a 30 day eviction, unless they are doing illegal drugs, or destroying property, then you could file for an immediate eviction, but you have to prove it, not just say it!
  • send them a certified letter (return receipt requested) stating that since they have not met the terms agreed to in the written contract or the verbal agreement made that they have (blank) days to vacate the property. Now if they do not leave, I suggest that you go to the courthouse and tell the General Sessions Court Clerk that you want to take out a posessionary warrant or a Detainer Warrant. It will cost you the filing fees but you can ask in your warrant to be reimbursed by the defendant for the court costs. If they don't leave 10 days after judgement you can have the authorities remove them. Hopefully your first letter will get you what you want. Be advised that if a person is a dead beat and does not hold a steady job, it is hard to recover payment of any kind even if you have a judgement.
