    Execution of a warranty deed is necessary to sign over the title to a home. First, the seller needs to use an abstracting service to preform a search of the property. The abstractor will return the results of the title search. This information will be needed to prepare the deed.

    Deed Preperation

    Next, hire an attorney or title insurance company to prepare a warranty deed specific to the parties and property involved in the transfer. Most attorneys charge a small fee for this.

    Signing and Recording

    Once the deed is prepared, the grantor and grantee need to sign and be witnessed by a notary public. Once this step is complete, the deed must be filed at the county recorder's office. A recording fee will also apply.
