Focus on repairs and improvements that will be visible to buyers and make a positive impression on them. The first priority should be to fix up the outside of the home. This is what real estate agents call "curb appeal," as it's what buyers see from the street before they even get out of the agent's car and go into the home. Cut back any weeds or overgrown plants. Put gardening equipment, children's toys and other stuff out of sight. Make repairs to walkways, paths and front windows.
The second priority should be to repair anything that's obviously broken or badly outdated, such as stained carpets, plumbing that leaks or light fixtures that don't work. Pretend you're the buyer and fix up anything that stands out to you even if it's something you've lived with (and pretty much ignored) for years.

Be sure that you are buying in up and coming areas. When there are going to be major improvements going on in a neighborhood in the not too distant future, you will have the best chance to sell high.
