A borrower qualifies for a mortgage based upon the debt-to-income ratio, which measures total monthly debt versus total monthly income. Lenders typically require the ratio to be under 36 to 42 percent to qualify for a mortgage. The mortgage payment is included in figuring that ratio. So the lower the mortgage amount, the lower the income qualification will be.
