As a former landlord who owned several properties; I can say that I did .... If a landlord lets the property (ies) go all to He** and deterioriate etc ... you will attract the TRASH and Deadbearts who aren't going to help maintain the property and will more than likely not pay rents on time and end up being evicted ... However; If you keep the propery maintained, fixed ... then you will attract a better class tenants who pay on time , keep the place clean , yards neat , etc ... +5

Unless they are a slumlord, yes they care very much. Why else would they check credit and references before renting you a place? They don't want you do damage their property.

They are so many landlords who only care about receiving their rent..and don't give a damn about their tenants..thankfully they have to follow health and safety guidelines now..

If they have a brain they do... The property has a monetary VALUE that with good care SHOULD increase in value as they pay down the mortgage! As long as the LOCATION of the property does not go down in care and value...you have a nice investment going, it PAYS to take care of it! That's why I always look for and hope for Tenants that love the style of my little old Craftsman period bungalow! We create a TEAM to take care of my investment! I treat them right, and they treat my house right! I take responsibility for what I should...and hope they don't trash the house!
