  • Having your pipes freeze during the winter is inconvenient and can be expensive to repair. By taking a few precautions before the weather gets cold, you can minimize the possibility of facing the prospect of frozen or cracked pipes. The key is to protect the plumbing both indoors and outdoors.

    Previously Cracked

    Check for evidence where pipes have frozen or cracked previously. These are the first places to protect. Protect pipes and faucets exposed to the elements by covering them. You can use insulating tape, fiberglass or heating tape. Make sure in-ground sprinkler systems are thoroughly drained. Caulk any gaps around windows and other openings. Never leave a garden hose attached to an exterior faucet during subfreezing weather.

    Vents

    Ventilation vents are another source of cold drafts that can freeze pipes. Fill vent openings with wood or Styrofoam blocks, then slide the cut block into the ventilation vent. Open doors to cupboards and cabinets that conceal pipes connected with outside walls. The heat from the interior can help to counteract the effect of the cold air from outside. Fill cavities in walls around pipes by making a small hole in the interior wall, then spraying expanding insulating foam into the hole. Be careful not to use too little, which will leave the pipe exposed, or too much, which may crack the drywall.

    Faucets

    Allow faucets to run with a very slow stream during subfreezing weather. This is inefficient and will add to your water bill, but it is much less expensive and inconvenient than having your pipes freeze and possibly crack. Leaving the furnace on a low setting during extended trips away can help protect pipes, although it may not prevent pipes from freezing. Turn off all your water and completely drain your pipe system if you plan to be away for an extended period of time.
