No, you can renew without new bids, but it is always a good practice to seek new bids to ensure the vendor remains competitive.
I put a baseball field in my backyard, field only grass infield, no fence ect. My HOA rules state anything over $1000 needs approval.

if fines are imposed per violation in the by-laws, but does not say we can be fined continuously, then how can they keep fining us?

I live in a twnhm with 3 dogs. The HOA just revised bylaws to allow 2. Can they make me give up 1? The rule did not exist when I moved in.

In Florida. My HOA says there is no money to maintain the common areas. If the city steps in due to code violations, who pays that bill?

You're reading We are an HOA in New Jersey. Does the Board absolutely need three bids for every contract as it expires or can they simply renew if pleased with performance of existing contractor(s)?
