Most people who buy or rent in an Association run community do so for the corporate protection provided. An Association is a business. It is a coproration. Residents and visitors of residents are required to live within the rules set by that corporation while in the community. The corporation may limit age, limit owners from renting units, require background checks, and require you to have good credit if they have recorded, published rules stating these rules. If they do, then yes, they can refuse to let you live there. My question is - why would you want to? There are lots of places to live that won't scrutinize your every move.
