3 students 18 yrs signed a lease, 2 paid security and one did not, informed the landlord who said it was possible to break the lease but they might not get deposit back, now will not let them break the lease for the fall of this year

    after reviewing the lease last night, I find the landlord never signed it, the students informed his office a month ago that they could not fullfill the lease and were told they could break the lease but might forfeit their deposits, yesterday after not hearing back, they talked to the landlord who now says that they have to pay the eitire lease even though they were told otherwise, I found a paragraph about preleasing and it says if all obligations are not met then they would lose the deposit and forfeit the lease, this does not sound like what he is telling them and he also stated to them previously that he was not going to sign until all had paid the deposit and that if they had talked to him sooner he might have been able to rent the apartment (although the rental does not start until September of this year)
