I live about a half-mile or so from Park Ave. (No, I'm not on Boardwalk.)
Yes, and it's right near the river. There's a foot bridge that connects both sides and the other side is a park too. There are playgrounds for kids. Ball parks. Ponds for wildlife. You can rent paddle boats or little canoes or some kind of inner tube to play this water sport; there are basketball nets set up in one of these ponds for that game - don't know what it's called.
You can also play frisbee golf. There are water fountains that are in the middle of one of these ponds that shoot up high and light up at night. A lot of geese and ducks around and unfortunately seagulls. There's also a recreational centre that has a swimming pool in it and a gymnasium and an area to rent for group parties or whatever.
People ride their bikes on the trails or along side the river; some roller blade; most walk. It's a beautiful place.

If you rent a mobile home prior to purchasing it and do not intend to move it does it still have to be inspected? I live in South Carolina.
