Live in a 2-family house, is very hard to get good tenant what should I do?

    I had the same experience. I raised the rent, and asked for a full months rent as a deposite...checked with his last address, gave him a STRICT list of rules and went over the rules before I agreed to rent to him.
    He understood that if his rent was late more than once, he would be evicted. If he broke the rules more than once, he would be evicted. The more you charge for rent, the better your renter is (usually).A good rental agent does all this for you...they charge about $120 a month, but it's worth it. Be sure the new renter signs the paper with all the rules before you rent to him.
