Mother signed warranty deed reserving life estate to her 3 children, one of the children died leaving a wife and 2 children. does the deceased child's wife and children have an interest in the property?

    the mother is still alive, not really specific language in deed, only says she "hereby bargain, sell, convey, and warrant unto" then lists three people's names, then "reserving and excepting wherefrom, however, unto (mother's name) the full use control, income and possession of the property for and during her natural life"

    That depends on whose life was the measuring life. What was the language used in the deed to make the conveyance?
