Help answer this question below.
As another ex franchisee and definately not a crackpot, I would be very careful when looking at buying into this. Perhaps talk to one of the 40% of brokers who have left in the last couple of years for their insights. But you won't find them in the disclosure documents, these are very heavily edited by refund as ex franchisees are persuaded not to appear.
This is for exrefund broker, are you pretending not to be Rachel Neilson now, oh great. Nice try, everyone knows who you are. And now so will the lawyers tommorow. You have been cruising these blogs lying, misrepresenting the true facts and now you've been outed.
I am currently a refund franchisee and have been for the past 2 years. I had to take a huge leap of faith in making this decision as for me I have always been the sole income provider for my wife/family. The decision for me was to 'back myself' and from the begining I decided that no matter what, I am the only one responsible for my success or lack thereof. We are very diverse as human beings and Refund as a franchise system is no different from the rest of society in attracting all types of people to the business. Some come with the expectation they have purchased a job, others come in expecting to have it all handed to them on a silver platter, some may say they are truely motivated, driven and actually work very hard but their true self (subconcsious mind) never truely believes in their own ability to be successful. Now I know this is getting very philosophical, but I beleive this is more than relevant. There will always be an unhappy ex somethingm, whether it is a franchisee, customer, employee or whatever. Do not base your decision on the negative persons experience, as you will never see it clearly without the twisted slant that they cannot help but project.
I am a happy, content and successful refund broker for the past 2 years. I have over 10 years expereince in banking/finance and have to say that the last 2 have been my most successful to date. Not only am I giving a small part of my income to my clients, but my income is soaring. This industry has seen some big changes in the last 2 years, with commisions being reduced, GFC, slowing real estate market etc.... And atr the exact same time there has also been numerous opportunity from these situations and I have been hearing all the negative talk from brokers all around me (not just within the Refund system) and some would even ask me how these issues were affecting my business.
My answer was always the same.... I am in control of my economy. Nothing outside of this can affect me regardless of what changes now or in the future.
So to show you the flip side to the ex in the post let make a few points about my experience.
In two years I have written over 200 loans, I now employ 2 loan writers and use the services of a virtual PA. My income has doubled 2 yerars in a row and will continue on this path. Refund is a great system that offers one of the best support structures I have seen in this industry (I have been a BDM before and know how they are set up. They have a full time national compliance and risk manager for the group, national marketing is now taking off and the advertising expense of $450 per month is well worth it and a must for us to become a major player. Refund has been the fastest growing franchise in Australia for the last 2 consecutive years, and I was fortunate to be the franchisee of the year nationally.
I am pleased to say that I see many of my peers in the group who are moving ahead in leaps and bounds. I do not regret my decision and looking forward to the next 2 years!
Are there a small number that are unhappy, yes. But their reasons are varied and usually all come to one common problem. They stop taking responsibility for themselves and instead focus on everything they are not getting.
I love what Henry Ford said... "Whether you think you can, or you think you can't, either way you 're right!"
i havent seen exrefund brokers name anywhere on the documents
wow your responses have been fascinating.
I am not sure if you are blending my experinces with someone else.
and I find your repetive claims to be rather tedious.
my franchise was terminted 2 years ago, and some of your other statements have no bearing on my life.
you claim to know who I am and continue your religous attacks and outragous statements under the anonimity of the site.
I have been at Refund from the begining, 5 yrs the answer below is simply not correct to say 40% have left. I get a copy of the disclosure document every 12 mths as all franchisees are entitled. I believe the figure to be about 5% have failed or been terminated. There are over 300 now. Remeber some have sold out, i know quite a few that have done that. Which happens in all systems. Whats more important to ask is how many fail now? The answer is very few as the systems are much much better. And Wayne is much more carefull who he brings in. When systems start they are inclined to take anyone, but now they are much more selective which means the failure rate is lower. There are also all the exited ones listed in the disclosure document even Exrefund broker as i have seen her name there. All franchisees are entitled to elect not to have there details listed under the code, however the statisic of the numbers must be listed and are, i have seen it myself. It will list the number that have sold, the number that have been terminated and the reasons. It will also list those that have transferred aswell. Make sure you talk to the current franchisees and some that have been here from the begining asweel as we have seen the entire system from day one.
Rachel, stop your lies. Start accepting what you did was wrong. You will find a number of other franchisees taking alot more interest in your defamation of our group, as we believe in our system and love it. Practice what you preech and stop spreading your nonsense about Refund. Apparently you are a still a broker we hear, heavan help your customers with your horrible attitude. And no matter what you say, all of the guys you mention above clearly remeber you calling yourself a White Witch. You practice paganism. Put this way we would be able to toast marshmallows on you if this was the 1600s.You keep going to blogs pretending your a retail customer and bagging us, thats lying Rachel.
Hi make sure you talk to lots of happy Franchisees and there are lots, it's a great system with great people. Exrefund broker was defranchised and has an axe to grind. She was defranchised for working as a realestate agent at the same time she was ment to be working at refund. Highly unethical, it also breeches our franchise agreement plus varius consumer laws. Franchisor tried to talk to her, more than I would have done, but would cease so she was terminated. She now spends all her time pretending to be an expert about refund, when she was tossed out nearly 3 years ago. Many Franchisees have had enough of her lies. She also in her spare time by her own admission practices as a white witch, she's a crackpot, look at her answer above.
before this one gets shut down like the other 2 threads. I have been involved with on diferent forums. I would like to say
Hi Refund broker,
those other threads were shut down before I could respond to your wild accusations. Be careful what you say and be sure you can prove it.
maybe you assume I have no evidence of the dodgy dealings I speak of becasue you have no evidence of your defamatory statements.
I dont understand your statement on my spirituality, i do not understand what definition you use, as I have no real expeience with what you speak of.
if using the signature
love, light and fairy blessings scares you I am very sorry.
If what goes out comes back 3 fold I can only continue to send you love and blessings, sounds to me like you really do need them.
so your personal attacks have resorted to calling me a crackpot. you still have not defined white witch. I do not understand what you mean by that.
not being a christian does not mean that you can label me a crackpot.White witch is not a term I use therfore I dont have the parameters by which you choose to measure me.
as to the rest of your rant, this is not the place for tit for tat. if RHL had a case they would have taken action by now.
last I heard it was not against the law to share your personal experinces with others.
thankyou again for the extra insight into they company thinking.
many blessings
This is for ExRefund Broker, Rachel there were a heap of us at the party where you said you were a a pagan and a practicing white witch. Why dont just admit instead of lying about that. By the way i wouldnt be bragging about refund not sueing you, i have spoken to them today and brought there attention to these blogs, were sometimes you even pose as a customer. They were pretty upset and now they have in house counsel( a litigation specialist on staff) they might just do it. Theres also a heap of witness to your lies. You are a liar, you have no honour, your disgusting crackpot, who is underhanded and bitter because you were caught out doing the wrong thing. And we all saw the websites with your listings, you were not there doing home loans. Refund even went to the extent of getting afidavits from youyr vendors. So they have the proof. Why dont you go off a cast a spell on yourself and die.
to refund broker:
I would never wish death on anyone. I feel sorry for anyone who would openly ask for someone to die.
save your money and time....once upon a time I was philisphical about it, just like a marriage if it dosent work with one person doesnt mean it wont work for someone else....now my opinion is once a wife beater always a wife beater....
if you get a disclosure documnet call everyone who has left, I should be there. If you dont get me then they have hidden my details without my permission.
That means they would be in breach of the trade practices act.
as for being a customer, if you are lucky you will get an experienced broker, if you are unlucky you will end up with just another person who is following the directive of the company and rarely writes loans, therefore lack experience and may not be accredited with all the lenders.

Thats not correct, i know what group you were in. Yes some have sold and gone and you would still be there if you had done the right thing and not been terminated. Stop telling lies RN.
