You don't really want a waterfront lot in our area. We only have lakes and those which have lots/houses on the waterfront would be quite expensive and on small lakes which now have an algae problem. Very costly to fix and not good for much. Even the fish die.
I haven't seen 'acres' for sale in some time. However, empty, unimproved, waterfront, lots can cost between $85,000. to $250,000 for a 50' x 100' lot. Depends on which waterfront (which river, there are several.
In Phoenix where there is not much water? A lot (no pun here). Now that real estate is cheaper, you stand to get a better deal though. You won't have to worry about the race issue down here so much as far as a black or white issue. We just have ignoramuses that hate the brown people.
You need to come to the North Georgia Mountains if you want a water front piece of land. You can get an acre lot on beautiful Blue Ridge Lake in Fannin County Georgia starting at just under $200,000. Or if you want more we have lots as big as 7.5 acres for under $3,000,000 with tons of deep water Lake Frontage. We also have some of the best fishing creeks and rivers with those type lots starting at about $45,000 for a 2 acres tract. If you are looking for a peaceful retreat this is the place to start. There are tracts of land in the area with multiple streams, mountain views, and unspoiled wilderness as large as 500 acres if you want.
$30,000-$50,000 for an acre zoned residential that is waterfront.
$1,500-$5,000 for an acre with a pond that is out of the "primo" city zone. Probably zoned agricultural. Probably easier to buy by 5's (5-10-15 acre)
1st scenario 1/2 acre about as expensive
2nd scenario 1/2 acre they don't sell that small of a parcel.
No such thing as raw waterfront left in Boston. Pier 4 in South Boston just sold for $4 million. Hope that helps.
Well a average size house lot where I live would probably cost around $1,000,000 so I can't imagine what an acre would be. Where I live the waterfront is an exclusive area with very expensive condos.

You will likely pay around $200,000+ for an acre of waterfront in the northwest according to this waterfront buyers guide Ironically the cost to build a one acre pond or lake is about half of that.

It's a problem traced back to commercial fertilizer used by farmers. There is a treatment that is used to clear them up.
