I purchased a house just recently, i put one of my friends on the deed. The loan is under may name and the down payment was paid by me, i have asked her to move out but she refuses to, what are her rights since her name is on the deed?

What is the best way to handle this situation? Can i remove her name off the deed without her knowledge?

I don't think you can do that legally. Start by calling a real estate agent for advice. If that doesn't work, try asking the city clerk to learn what you have to do legally. Finally, you may have to talk to a lawyer.

1. She's on the deed, so she's legally registered as one of the owners. I think that an owner has the right to live in the house.
2. She isn't required to help pay the loan if it's completely in your name.
