    I wouldn't say my case is typical but we had a water heater that was around for at least 40 years and it finally went back in the summer. Other things that will ruin a water heater are the pressure release valves. So when you're replacing a water heater make sure to have that looked at too.

    They rate the water heaters in 6 yr, 12yr and more but it depends on several factors the biggest being whether your utility uses surface water or ground water. Ground water contains more calcium hardness and will plate out faster. This usually cuts the life in half....
