The real answer is, "Only you know", do the research.
Decide how much you can risk and how big a risk you want to take.
The answer to the second is yes there are, but thats were the banks got burned.
It depends on what your goals are, your time horizon, your financial situation, etc. It also depends on whether you are talking about active real estate investment (i.e. rehab properties) or passive real estate investment (REITs).
