You're reading I am a week behind my rent for my shop my landlord tells me he can send the baliffs in within two days and sell my stock to pay the rent i have a ten year lease im in my second year is he right in doing that

thank you for answering my question im not in any state right now as iv.e sorted it out but my second question is my landlord says that i have to pay for the building insurance on the property that i lease and that it is compulsery on comercial property is he right many thanks

Again, I'm not a lawyer, but this isn't something I think the law would have clearly established. The law provides a general framework and then it's your duty to go from there, which means that insurance payment obligations are defined in a lease -- if at all. If they're not in the lease, I would say they're his responsibility, but that would be for a court to decide in the end if he claims you had a verbal agreement or otherwise. Again, consult a lawyer.
