  • Section 8 housing is housing approved by the federal government for subsidies. You usually apply to your local welfare agency, who has information on who can qualify. Most section 8 housing are apartments & must be approved by the feds for section 8. Depending on your income, the government covers all or a portion of your rent. In most cities, there is more demand for this than units available.
  • You can also get a certificate for subsidized rent in the "private sector". This means you can find a place to rent that is not specifically "low-income housing". To qualify, your income must meet certain limits under federal guidelines, based on number of persons and total income. Your rent is then adjusted (subsidized) to where your portion is affordable. The certificate allows more freedom as you don't have to live in a low income housing complex. You can rent from any landlord that will accept the program, providing the rent falls within the ceiling limits. (fair market rent). The landlord must comply with all codes and keep the unit in good shape. This program is done through a local "Housing Authority". It may be worded differently in your area, but it will usually be listed under the County listings. There is usually a long waiting list. Once you get a certificate, you need to hang on to it! If you get evicted or for any reason violate their terms they will kick you out of the program! That means you need to be a Good Renter!
