Does anyone here know the ramifications on property value when an appraiser designates a house as a "fixer-upper"?

    From a seller viewpoint it may have a negative connotation as to the value of the house.

    From the buyer viewpoint it may be positive if they are in the business of fixing up houses and selling them.

    The value however is the value.

    The real-estate agent knows it is better to under promise and over deliver than the opposite.

    If the buyers perception is he is getting more for his money he will be more motivated. If it seems a great value, it could even drive up the price because those who see the value could start a bidding war.

    It is better to have one buyer who says, "I can fix this up." than a dozen who say it needs too much work.

    So it could be good or bad depending on how you choose to view it. If you view it as positive and run with it, you could have a wining proposition no matter if you are selling or buying.
