If property values decrease, is there any way to have the assessed value of your home changed to cut down your real estate tax bill?

    Not in Washington state. Property taxes are now indexed to inflation percentage. If deflation occurs, property tax must stay current or still increase. It's all part of socialism in action!

    Depending on what state you live in, you can file a form to get your taxes re-assessed. Some counties have forms available on their websites. For each year, you usually have until September to file for re-assessment. Your home's value would be based upon comparable sales in your neighborhood around January of the current year. You will have to wait until October or November to see the reduction in rate. If approved, your lower tax bill will show up in December.

    Yes, you can take independent appraisals to your local board to appeal the current assessed value. It's important that you have multiple sources to back up your request if you want it taken seriously though.

    Beware...if you have a mortgage or home equity loan, a lower appraised and assessed value can be grounds for 'calling in' a portion of the loan.

    Since property taxes are LOCAL in nature, the total revenues are unlikely to be greatly reduced, due in large part to school waste.

    Likewise, please don't expect miracles when asking to have your property reassessed. The value may indeed be reduced, but the amount of money being squandered by government is not about to decrease as sharply.

    Sadly, you next tax bill will reflect the new (higher) mil rate, to make up for the lost value. ;-)


    BUT BY ALL MEANS POSSIBLE, YOU MUST REDUCE THE ASSESSED VALUE OF YOUR HOME! Otherwise you will REALLY get nailed next year.
