We want to break our lease. The lease states that the 'Landlord will make every effort to find new tenants,' we hired a real estate agent for him but he refused to sign with the reputable license agent. Is that grounds for us to termina

    No. He is under no obligation to sign with a agent you chose or any agent at all. He will most likely take out ads etc after you leave. If you leave and he doesn't have a tenant then you could take him to small claims and he will have to prove he tried to find new tenants although if he is a smart landlord, he's aware of the laws, and will do what he needs to do.
