If I want to move out of my house by the beginning of next month how long does it take for my landlord to serve me with an evection, how many days do I have

    In most States (US) you have to give a written 30 day notice to move BEFORE the next month's rent is due or the landlord can hold you for the next months rent. It's up to the landlord.

    A 3 day notice from the landlord is not a legal eviction. It takes a court order to legally evict someone. However, an eviction goes against your rental record and you would most likely have to pay attorney and court fees. You would also have to pay the landlord's attorney costs!
    It makes it hard to plan a move, doesn't it? You could talk with your landlord, since it's stll early in the month, to see if they will be lenient about the 30 day requirement.

    Why are you worried about eviction if you want to leave? Just talk to the landlord and arrange an end of the contract.
