You have gotten mostly good advice, but here are some common problems that you can avoid if you know about them in advance:
1) Do not make any changes to the property unless you have WRITTEN permission from the landlord. Even if you are “upgrading” something, you are responsible for returning the property in its original condition.
2) Do not pay rent in cash, or if you do, get AND KEEP receipts. Make sure the receipts are dated.
3) This was already said, but take pictures of everything before you move in, and right when you move out.
4)Remember, that we are in a renters market. There is so much inventory available, you have a lot of leverage in negotiating. With this said, remember that nothing in the rental agreement is “standard.” If you don’t like a provision, then negotiate.
I just received a parking ticket for parking in the handicap spaces in our apartment complex that we had permission to use. What do I do?
