If all documents for the sale of a home has been signed by both parties and sent to the lawyer, can a buyer back out of the purchase.

I agree! If you actually figure it out it is higher than 6%. You take 6% for the realtor the total purchase price of your house but you still have to pay off your mortgage and all your other expenses in some cases it could be more than 20%.
