What forms would I need to do a real estate closing without an attorney in New Jersey?

    I don't know all of the forms you will need. However, I do know of two that you will have to have.

    One is a warrantee deed, the other is a HUD Settlement Statement or HUD-1. You can find one in pdf format at:

    One would generally expect there to be a contract, but that isn't strictly required.

    Your county clerk and records office and/or a New Jersey title company would be good resources.

    I understand wanting to keep costs down. However, you should be able to find an attorney who will supervise a closing for a modest fee. When you consider that real estate agents typically charge 4 to 7% to sell your house, $300 to $500 for an attorney to supervise the closing is nothing.

    You could also go directly to a title company without real estate agents or attorneys and have them do the closing.

    On the other hand, if this is a family transfer and there's no question about who owns what and all the normal particulars, you can do the whole thing with a one-page quit claim deed.
